Today is a very exciting day for Duffy Forsyth & Co.
Firstly let me assure our current clients that we will continue to deliver the same standard of service excellence that we have always strived for.
To our new clients, previously with Heritage Property (who are re locating to Queensland) a very warm welcome. Please do not hesitate to contact me at the office at any time.
Landlords
We will be contacting your tenants and conducting routine inspections in the near future. We will provide you with reports on your property along with recommendations. A rent review will be contained within this report.
It is our standard practice to pay Landlords Monday, Wednesday and Fridays.
So as soon as your money is cleared funds you will receive payment electronically.
In the next few days you will receive an information pack from us.
Contained within that pack is a Landlords Instruction Sheet. Please complete this, along with the contact sheet so we are sure that we have the correct information which will allow us to pay you.
I will be calling you to introduce myself, however should you wish to chat to me, please don't wait, call me immediately.
Tenants
Welcome to Duffy Forsyth & Co. We value our relationship with you - without you there is no business so you are an important part of property management.
Firstly be assured that your bond is safe. The Residential Tenancies Bond Authority will make a change to the Agency who is holding your bond, other than this no other change will happen - your bond is safe.
Rental payments. The rent card that you have been using has been stopped.
Please make your rental payment at any NAB using the following details:-

Identification: put your family name in this area Be very sure that you include your family name otherwise we will have a problem identifying your payment and you may receive a rental arrears notice.
Alternatively you may send us a cheque ensuring it has arrived by the due date.
You may attend the office and pay cash. No change will be given so please bring the correct money or a rental credit will be created. Do not leave any un receipted cash under the door after trading hours as we cannot take any responsibility for un receipted monies.
Maintenance
Please email your maintenance requests to your property manager or to info@duffyforsyth.com.au. You are welcome to phone through maintenance reports. You will be requested to state when the problem started, what it is, and if it involves an appliance the make and model number of the appliance. If it has happened before we would like to know this. We will need your current daytime contact details so that the tradesperson can contact you to arrange a service call.
For out of hours urgent repairs only, you may call Ossa 1300 006 772. It might be a good idea to read the Urgent Repairs definition to make sure that you are dealing with what the Residential Tenancies Act defines as an Urgent Repair. If it is not an urgent repair then wait until business hours and report it in the usual manner.
Getting to Know You and Your Home
In the near future you will receive a phone call to arrange a visit to your property. We wish to get to know you and you probably would like to meet your Property Manager. It is also important for us to become familiar with the properties that we manage. Our office holds a photographic file on all properties that we manage. We have detailed Condition Reports, so your Property Manager may fill out a new Condition Report and take photos to record the property generally or of specific problems.
It would be great if you let us know of any items that you feel we should be aware of.
This visit will take between 15 and 30 minutes.
Confirming our records
In the coming days you will receive a letter from us with a contact sheet.
Please complete this sheet and either fax or post it back to us so that we know we have the correct contact details for you. If you change your contact details at any time please email or phone this change to us. It is important that we have your current contact details.
